Buying Guide

Why work with a Buyer Agent?

Community & Council Realty

How do they get paid?

Hiring us to represent you throughout the home buying process means you have a professional on your side who will always be looking out for your interests above all other interests while providing immense value through their experience and knowledge.

Prior to Buyer Brokerage, listing agents would represent sellers, buyers would typically not be represented, and the full compensation was paid to the seller’s agent. Then the industry moved to sharing the compensation paid by the seller between the agents working on both sides of the sale. Since the recent National Association of Realtors settlement, buyers are required to have a formal relationship with an agent before they are shown any homes. The Buyer Brokerage Agreement is what a client signs to hire their agent. This empowers the agent to represent the client’s interests above all others as well as defines the compensation received by the agent, timeframe, and scope of services.

Our agents are always looking for ways to provide value to our clients. There is no better example of this than when it comes to buyer agency compensation. In most cases, our agents skillfully negotiate deals in which the buyer does not have to bring additional money to the closing to pay for their agent’s compensation. Instead, the compensation is paid for out of the sale in the form of a closing cost covered by the seller.
